  • Canada Housing Starts Trend Down 1.3%

We’re seeing a shift in Canada’s housing starts as the 6-month trend edged down by about 1% month-over-month in mid-Q3 to roughly 244,000 annualized units. The monthly annualized pace held steady around 229,000. For those keeping an eye on larger Canadian centres, actual housing starts came in at 17,700 for mid-Q3—a 2% decrease compared to last year. That brings the total for the first eight months of the year to 149,500, down about 4%. Homes under construction in cities with over 50,000 people slipped less than 1% month-over-month to 371,700 units, which still points to a robust pipeline, even as things cool slightly. Meanwhile, completions saw a more notable drop of 11% month-over-month to 17,600 units. Permits approved but not yet started ticked up a fraction to 142,400, suggesting there are still future projects in the queue. The overall national outlook notes that while starts are still high compared to recent years, we can expect this moderation in construction to continue toward the year’s end. As someone who’s worked with clients across Greater Vancouver in a range of market conditions, I’m always watching these trends closely to help keep you informed about where our real estate market is heading.

  • Canada’s Homebuilding Pace Falls Further

Canada’s homebuilding activity is showing signs of cooling off. The six-month trend in housing starts has slipped by about 1% to 244,000 units nationwide, and larger centres have seen actual starts dip roughly 2% to 17,700 units. Year-to-date, we’re at 149,500 starts—down 4% from the same period in 2025. While these numbers remain elevated compared to recent years, the national housing agency’s economists expect the downward momentum to continue. Homebuilders are under increasing strain from both international tensions and the ongoing US-Canada trade conflict, with higher tariffs pushing up construction material costs. Looking ahead, the housing agency projects that new-home construction will decline through 2028, particularly for condos, as developers contend with rising costs, tempered demand, and excess inventory. As someone who’s navigated hundreds of transactions across Greater Vancouver, I’ve seen how these trends ripple through our local market, shaping opportunities and challenges for both buyers and sellers.

  • Elementary school access

    Elementary school access

When comparing homes near Strawberry Hill Elementary and Westerman Elementary, start with the type of property rather than the school name alone. This part of the neighbourhood is dominated by single-family homes, with some townhouses, so it helps to compare detached homes with detached homes and townhomes with townhomes.

For detached properties, look closely at lot size, floor plan, age, overall upkeep, and likely renovation needs. With townhomes, review strata fees, bylaws, building condition, reserve planning, and shared amenities. These details can significantly affect both monthly costs and long-term value.

Daily convenience matters too. Consider access to Strawberry Hill Park, the library, shopping centre, and transit. Scott Road and 72 Avenue provide useful connectivity, but homes closer to these corridors may also experience more traffic. As a local agent working in Strawberry Hill every week, I can help you compare the full lifestyle and property picture before you decide.

  • Canada Housing Faces Trade Turmoil

Canada’s housing market has recently shown a softer side, with activity down about 7% compared to last year and national sales slipping by less than 1% month-over-month. As a REALTOR® with Renanza Realty Inc. and years of experience representing clients across the Greater Vancouver area, I’ve seen how factors like trade tensions, fluctuating oil prices, and persistent inflation can influence buyer confidence. Rising Canadian bond yields have kept fixed mortgage rates elevated, yet industry voices still anticipate a busy close to Q3 and into Q4. The Bank of Canada is currently holding its policy rate steady, with inflation hovering near 3% for a second month. Some economists are already discussing the possibility of rate cuts in 2027, while the outlook for 2026 suggests either stability or a minor hike. Much of the market’s momentum hinges on the outcome of a US trade deal, which could act as a significant catalyst for recovery. For buyers and sellers alike, the next 6 to 12 months will be important to watch closely and approach with readiness. My focus remains on helping clients navigate these shifts with informed strategies tailored to our local market.
